Challenged by the time constraints / bottleneck created by the earlier professionals’ failure to secure necessary approvals and completed designs, we handled the projects with zeal and professionalism and brought them to happy ending.

Owners of 2 premier event spaces in mid-town Manhattan.
Scope

Architecture: : Place of Assembly consulting, Layout Design, Applicant of Record
Engineering:  Full MEP & Sprinkler, Fire Alarm
NYC Structural Engineering:  Addition of internal staircase

Description
Retained to take over incomplete work of previous consultants, we provided full scale architectural engineering services after abandonment by the original professionals.Architecture: Retrofit existing space to meet Building owner’s imposed constraints.Oversaw construction, coordinated trades, and performed controlled inspections for swift approvals. Facilitated owner scheduled event by securing necessary Temporary Public Assembly approvals and permits.Gut Rehab of existing Commercial Space

MEP: Accommodated & designed elegant Mechanical, Plumbing, Sprinkler, & Fire Alarm Systems within the site constraints .

Outside air and condenser air needs were met by unconventional means and methods.

Mechanical design included vibration isolation to eliminate noise/vibration transmission to the tenants above, exposed spiral ducts, made use of economizers to meet the fresh air, ventilation and air conditioning requirements efficiently. Plumbing design included high water efficiency w/c and faucets to conserve water.

Left exposed columns and vaulted ceilings to add character to the space.

Used public assembly design skills to maximize space occupancy without necessitating land marked facade alteration.
