Description After Hurricane Sandy, 60 Beach Street requested that our firm evaluate the increasing threat of running groundwater at the cellar slab level and mitigate against future storms in the event of power failure. To accomplish this, our firm:Designed a rooftop gas-fired emergency electrical power station in order to sustain critical electrically-driven equipment located throughout the building. Such systems include cellar sump pumps, common area lighting, intercoms, and fresh air ventilation. Practical considerations were to navigate a tall, long-reach crane on a narrow street due to place generation equipment on the rear roof of this Landmarked building. In the cellar, we sized and specified storm water disposal pumps and a sewer ejection system. During everyday use, pumps are staggered in operation to keep the high table below the cellar slab to protect boilers, elevator equipment, and electrical service to the building. During extreme flooding events, auxiliary pumps are activated to handle the additional stormwater load. During power outages, emergency power systems automatically come on to power these systems. MEP engineering services we provided include: sizing and placing new independent gas service, modifying the EPS electrical service panels and existing panels, and placing feeders and sub feeders in already packed electrical service room. In addition to MEP design and construction management of its implementation, the firm also filed and obtained approval for everything with NYC Landmarks and DOB. |
